When to Sell in Boca Raton to Make the Most Money

Over the timespan of 2014 - 2017, June was the best time to close on your home sale in Boca Raton. Home sales that closed in June sold for 9.47% higher than the average home selling price for the year. This information suggests that listing your home in March is the way to go as most home sales in Boca Raton take 4 months to close.

Late Spring to early Summer was the best time to sell in Boca Raton overall. Homes sold in April went for 5.91% higher, and homes that closed in May went for 8.73% higher than average.

Though the 4 year average suggests that late Spring to early Summer is the best time to close on your home sale in Boca Raton, the data for each individual year tells a different story.

The 2014 numbers support the late Spring to early Summer trend. From 2015 - 2017, however, the Boca Raton real estate market started to shift. April - June in 2015 was still the best overall time of year to close on a home sale. Homes sold during those months closed for 11.47% - 20.43% over average. The best month to close on your home sale in 2015 was actually February, with homes selling for 21.74% over average.

In 2016, the late Spring remained a good time to close, but August won for best time to sell. Homes went for 14.20% over average in August of 2016.

These large shifts from year to year are proof that only a top local real estate agent in your neighborhood can pinpoint the best time to sell in the 2018 Boca Raton real estate market.

How to Sell Your House Faster in Boca Raton

Trends in the Boca Raton real estate market from 2014 - 2017 show that to sell your home as fast as possible, you should close on the sale in November or December. Transactions that closed in November closed 7 days faster than average, and in December closed 9 days faster than average.

In 2016 and 2017 this trend held true. In 2014 March was the best time to close on your sale, but October - December was not a bad time sell either. Homes closed 7 days faster in October and 3 days faster than average in December.

In 2015 the trend moved even more towards a late Fall to early Winter close date for fast home sales. September home sales closed 15 days faster than average, and October through December showed fast sales as well.

This suggests that the trend for fast Winter home sales might continue into 2018.

Gaging the Boca Raton Real Estate Market

Though these numbers can help predict good times to list and close on your home sale, there’s no guarantee that the market won’t shift abruptly from month to month.

However the changes--if you’re selling in a seller’s market--or not, there’s always more you can do to increase the odds of a top dollar, fast home sale. Pricing your home strategically, staging the home, and working with a top real estate agent will always give you a leg up, no matter what the market does.
