Upping the ante on Mizner Trail

In November, there was news of a proposed settlement of the lawsuit resulting from Palm Beach County’s approval last June of development on the old Mizner Trail Golf Course. I can report that in December there was a second offer.

The main plaintiff in the lawsuit, which argues that the county’s approval is illegal, is the Boca Del Mar Improvement Association. It’s the umbrella group for all the homeowner associations in Boca Del Mar, between Camino Real and Southwest 18th Street west of Military Trail. Mizner Trail is one of two golf courses in Boca Del Mar, which was developed 40 years ago. The other plaintiffs are a small number of residents.

The Downtown Boca Raton new construction craze continues with the latest project being Tower One Fifty Five. This condominium building, by Compson Associates Inc., is a twelve story building to be located on a 1.2 acre site on the 100 block of East Boca Raton Road.  These 1, 2, and 3 bedroom condos will vary in size from 743 to 2,475 square feet, and are predicted to be moderately to luxury priced between $450,000 and $2,000,000, averaging at around 500 per square foot.  There will be four (4) duplex-style 2-story penthouse units with soaring ceilings and expansive terraces offering views of the Atlantic Ocean, Downtown Boca, and the Boca Resort & Club golf course.  In addition, several townhomes will line the exterior on the south side of the building,

Downtown Boca Raton New CondominiumsA downtown Boca Raton residential complex that languished for 10 years in the planning stages has been revived -- now with bigger proportions.

Royal Palm Place was approved in 2003 as a 149-unit, downtown apartment complex, part of the mixed-use development on Federal Highway. It received several extensions on its approval until time ran out in March.

But now, one of Boca's biggest landowners, Investments Limited, is bringing Royal Palm Place back to life. And now it's 200 units, instead of 149, and 13 stories high, instead of 10. It will also reach at least 40 feet higher the city's official 100-foot limit.

"The Royal Palm proposal is a sign of the times as there is robust demand for downtown units," said Glenn Gromann, chairman of the Downtown

Depot Square Apartments in Delray Beach, FloridaAn under developed resource located north of Delray Beach's historic will see new life soon. The 12-acre lot containing a dilapidated train station is slated for development as a family-friendly, 284-apartment complex. Incentives for the community include plans for a cyber cafe, fitness center, and bicycle repair shop.

Boca Raton Golf Courses Slated for New DevelopmentsNew construction proposals may be on the horizon as a need for more homes spreads across golf courses west of Boca Raton. Some speculate that fairways and putting greens will be repurposed for these neighborhoods. The latest clubs to experience a housing shortage are Boca Dunes Golf and Country Club and Boca Greens Country Club.

In talks with a preliminary plan for the addition of 245 townhomes on 31 acres of the golf course, the Boca Dunes facility is considering expansion at the community south of Palmetto Park Road and west of Lyons Road.

Development on rental projects has made construction crews the stars of Boca Raton's  downtown skyline. This tourist season is fueled by new construction to meet the demand for space.

Archstone Downtown Boca Raton FLThe 261-unit Camden Boca Raton complex is still under construction, at 131 S. Federal Highway. The Mark at CityScape is also a work in progress, located just behind 120 E. Palmetto Park Road. When completed it will have 208 units. Advertisers are promoting the Camden will be ready for occupancy as soon as this summer. Though the 12-story Mark is projecting an opening early next year.

Toll Brothers recently announced that they plan to delay their sales launch for their newest community in Boca Raton, Royal Palm Polo.  The builder originally planned to begin selling homes to buyers this month.  They announced the launch would be pushed back until the fall so the company can complete the model homes for Royal Palm Polo, according to the Sun-Sentinel. The luxury home builders stated that "buyers will be better able to see the quality and luxury of a Toll Brothers home first-hand."

The Pennsylvania-based Toll Brothers began construction of the 223-home Royal Palm Polo earlier this month. Prices will range from $1.2 million to $2 million. The company has a list of at least 1,000 potential buyers from past communities and marketing.  Toll
